The $5,000 Rule
The $5,000 Rule is a quick, practical formula used by HVAC professionals to help homeowners decide between repairing and replacing their system:
Age of system × Repair cost = Decision number
If that number exceeds $5,000 — replace. If it's under $5,000 — repair is likely the smarter move.
For example: if your system is 10 years old and the repair costs $400, that's 10 × $400 = $4,000. Under the threshold — repair it. But if it's a 12-year-old unit with a $600 repair quote, that's 12 × $600 = $7,200. Over the threshold — it's time to replace.
Why $5,000?
The logic is simple: older systems cost more to maintain over time, and a repair on an aging unit is often just the first of many. The $5,000 threshold accounts for the diminishing value of an old system — a $600 repair might be reasonable on a 3-year-old unit but a bad investment on one that's already 14 years old and approaching the end of its life.
